Spring time Home inspection
Spring Walk Around Inspection Checklist
Walk the house and look up at the roof edges (eaves and gables)
You’re looking for anything that looks off. Lifted shingles, torn areas, or trim that looks wet, swollen, or starting to rot.Check where roofs meet walls
This is a very common place for water to get in. If siding or trim is tight to the roof or sitting too close, it can hold water and rot over time.Look closely at all windows and doors (inside and out)
These are one of the most likely spots for water intrusion if flashing was done wrong or has failed. Look for gaps, staining, soft spots, or peeling.Walk your siding slowly
Pay attention to butt joints and lower sections. Look for cupping, pulling away, cracked boards, or anything that could let water in.Check any attachments to the house
Decks, porches, roofs over doors, anything tied into the structure. Make sure they’re properly flashed and not trapping water.Look at areas where materials change or meet
Siding to trim, roof to wall, around penetrations. If something looks open or out of place, water can get in there.
Take a quick pass at your deck surface and railing
Feel for soft spots, movement, or anything loose. Railings should feel solid.
